The Setting: This 9.5-acre rural subdividable lot with a spacious single-family house for sale offers all the privacy one could want. If you wish to view wildlife, enjoy natural beauty and fresh air, and hear the sounds of the pristine forest, then this is the right setting for you. Ferguson Lake, Pilot Mountain and Garvin Canyon are all within walking distance. The yard is attractively finished with low-maintenance landscaping and a good variety of perennials. The acreage is forested with mature evergreen and deciduous species of trees. Only one of the 9.4 acres is cleared. Although the Prince George area has been hit hard by the mountain pine beetle, this lot is unique in that its evergreen species are predominately fir and spruce with no pine. It has a large variety of deciduous trees including birch, poplar, maple and mountain ash, just to name a few. The property is zoned for minimum 4 acre lot size, making it subdividable. There is a forest trail crossing the property in a circuit that is approximately 0.5 kilometer in length. In the winter, this circuit makes an excellent x-country ski trail. Wild birds and animals abound and they can often be observed from the deck or from the rec room through the glass patio doors. Moose, bear, rabbits, foxes, coyotes, weasels, squirrels and a large variety of birds are often seen passing through. Floor Plan: This great single-family home is graced by a large country kitchen with oak cabinets, pantry and a good-sized eating area. The main entry opens into an open-concept dining/living room with fireplace. The dining room has glass sliding doors accessing a large wrap-around sun deck. (A great wildlife viewing platform.) The 30x16 foot family room, with its own ground level entrance, is just 3 steps down from the kitchen. The main floor laundry is off the family room behind bi-fold doors. There is a 2-piece powder room near the entrance from the two-car garage. There are stairs from the living room, leading to 4 bedrooms and main bathroom on the top floor. The master bedroom has a walk-in closet and a 3-piece ensuite. House Construction: This house was built with quality in mind. From its energy efficient design to it's finishing touches, much time and considerable resources were spent on things that spec home builders often completely overlook. For starters, the 8" exterior walls of the house are built to R24 (that's double the insulating value of normal 4" walls). The walls are constructed in such a manner that the studs do not form a continuous heat path through the wall. This system contributes to the energy efficiency as well as the quietness of the house. The interior chimney also conserves heat that would otherwise be lost. The heat from the pool is captured and is used to heat the rest of the house. The heated pool water is circulated in the slab floor to provide controlled heat for the rec room. The heat recovery ventillator is controlled by a humidistat to maintain low humidity levels and to keep the pool room under a slight negative pressure, thus eliminating odour and humidity from other areas of the house. The house was built with the shift-worker in mind, and the master bedroom is surrounded by a sound-deadening wallboard that further dampens noise. The douglas fir floor system is very rigid so floor movement and squeaks are minimal. The house has been completely renovated over the past several years. The oak cabinets in the kitchen and bathrooms are timeless and are in excellent condition with new countertops, faucets and bathroom sinks. The garage is 22'x28' long with an 11' ceiling. The automatic door is 18' wide x 9' high. There is plenty of room to work, even with two vehicles in the garage, and the high ceiling makes it easy to handle even large sheets of plywood, etc. The Location: (see map.) This property is situated on the northwest side of Prince George on Arline Road which is accessed via Chief Lake Road and Pilot Mountain Road (both paved). It is outside of the city (lower taxes), but borders on the city limits. It is about 200 meters from Pilot Mountain Road which is paved, and less than 10 minutes from the Hart Mall Shopping Center and less than 20 minutes from town. It is serviced by the Pilot Mountain volunteer fire department (lower insurance rates) and the firehall is within 2 km. This area is a few hundred feet higher than the city core and often enjoys bright sunshine while the city "bowl" area is blanketed in a layer of river fog/smog. You will love the smell of wild flowers and fresh air. Map:
